1. What's My Ideal Timeline?

When do you actually need to move?

Your timeline affects almost every decision you'll make: from pricing and marketing to repairs and negotiations.

Ask your Realtor:

  • When should we begin preparing the home?

  • When is the best time to list?

  • How long are homes like mine taking to sell?

  • How long should I expect from contract to closing?

A realistic timeline allows you to make decisions without feeling rushed.

2. What Will It Actually Cost Me to Sell?

Many sellers focus only on their home's value without understanding the costs involved.

Ask your Realtor to walk you through an estimated seller net sheet that includes:

  • Real estate commissions

  • Title and closing fees

  • Potential buyer concessions

  • Property taxes and HOA prorations

  • Mortgage payoff

  • Any repair or inspection costs that may arise

Knowing your estimated proceeds early helps you plan your next move with confidence.

3. What Should I Fix... and What Should I Leave Alone?

Sometimes fresh paint and landscaping make a bigger impact than an expensive kitchen renovation.

5. What Should I Expect Once We Go Under Contract?

6. If I'm Selling a Condo, What Should I Have Ready?

Beginning August 3, lenders using Fannie Mae-backed financing: including most conventional loans and many FHA loans, will be taking a much closer look at condominium associations before approving financing.

That means buyers may be asked to provide additional HOA information, and incomplete documentation could delay or even prevent a loan approval.

If you're selling a condo, ask your Realtor what documents you should gather before listing. These may include:

  • Current HOA budget

  • Reserve study or reserve funding information (if available)

  • Current financial statements

  • Master insurance information

  • Rules and regulations

  • Information about any pending special assessments

  • Recent meeting minutes, if available

  • HOA contact information and management company details

Having these documents ready can help keep your transaction moving and avoid unnecessary delays once you're under contract.

7. What Could Surprise Me?
