Here's something we tell our sellers all the time: buyers make up their minds before they open the door. The window is just a few seconds - barely enough time to walk from the car to the porch. That's not a lot of runway, which means first impressions aren't just important. They're the whole game.
The good news? You don't need a contractor, a big budget, or a long weekend to shift that impression dramatically. A few well-chosen projects done right can make a home feel cared for, confident, and move-in ready - which is exactly what buyers in this market are looking for.
We put together a short list of our favorite high-impact, low-drama summer projects - the ones that actually move the needle.
Power wash everything.
Driveways, walkways, siding - the grime you stop noticing is the first thing buyers see. A thorough power wash can make a home look dramatically newer in an afternoon. Cost: usually $150–$300 for a pro, or rent a unit for under $75.
Repaint the front door.
Every real estate expert we know agrees: the front door is the highest-impact, lowest-cost upgrade on the list. A gallon of exterior paint runs about $35. Navy, deep sage, classic black - pick something that pops against your siding and commit. Don't forget to swap out the hardware while you're at it.
Fresh mulch + a pop of color.
Mow the edges, pull the weeds, add three inches of dark hardwood mulch, and tuck in a few seasonal blooms near the entry. It photographs beautifully - and since most buyers find your home online first, what reads well in photos matters just as much as what reads well in person.
Update the lighting.
Dated or broken exterior fixtures are a quiet turn-off - buyers clock them even when they can't name why. Swap in something clean and current. If you can add a path light or two, even better. Stick with warm white bulbs (2700-3000K) so the entry feels welcoming, not institutional.
Sweat the small stuff.
New house numbers. A fresh doormat (classic, not cutesy). A clean porch with a simple seating arrangement. These details signal intentionality - and intentionality is what separates a home that feels loved from one that just feels lived in.
