Summer Snapshot: A Mid-Year Look at the Market
The Davidson County single-family market continues to move toward a more balanced environment, giving buyers more opportunities while rewarding sellers who come to market with a thoughtful strategy.
Here's what stood out to us in June:
Average sales price increased 7% year over year to $809,507.
Median sales price increased 4% to $550,500.
New listings were down 26% compared to last June, while homes going under contract were actually up 4%.
Homes averaged 27 days on market, a slight improvement from last year.
County-wide inventory sits at 4.79 months of supply, edging closer to a balanced market.
What We're Seeing
The numbers tell an interesting story. Buyers have more leverage than they did a few years ago, but well-priced homes are still attracting attention quickly. The days of simply putting a sign in the yard and hoping for multiple offers are behind us. Pricing, preparation, and presentation matter more than ever.
One thing we're watching closely is inventory in our own business. Outside of Davidson County in middle, TN- active listings, we're currently sitting at more than 11 months of inventory. That's a reminder that not every neighborhood or price point behaves the same. Some homes are moving quickly, while others require a more strategic approach to pricing and marketing.
What This Means
If you're buying, you likely have more room to negotiate than you did just a few years ago.
If you're selling, the market is still producing strong prices, but buyers are informed and selective. The homes that stand out are the ones that are priced correctly from day one and presented well.
